How we work

Once we understand your criteria, we start the search for your ideal property in Spain. Together, we create a longlist, then narrow it down to a shortlist, always keeping location, budget, and personal preferences in mind.

Here’s what we do:

Property Search – We search across various platforms and work with trusted local partners to find suitable homes. You're also welcome to suggest properties you've found yourself.

Location & Criteria Check – We verify whether each property meets your requirements and evaluate the area.

Pre-Viewings – We can visit properties on your behalf, film them, or offer live video tours so you can view them remotely.

On-site Viewings – When you visit Spain, we plan and accompany you to viewings, ensuring efficient use of your time.

Due Diligence – If you find a property you're interested in, our multilingual legal partner will begin a thorough pre-check. This includes a full legal and financial review of the property.

Transparent pricing & legal support

Our fee is 1.5% of the purchase price, with a minimum of €3,000.

We charge a non-refundable start-up fee of €1,000 at the beginning of the process. Should you proceed with a purchase through us, this amount will be deducted from the final 1.5% fee upon completion at the notary.

Collaboration
We work alongside a trusted, multilingual law firm with over 30 years of experience in Spanish property law. If desired, we can put you in direct contact with them to manage all legal aspects of your property purchase: from due diligence and contracts to the notary appointment. Their deep understanding of Spanish regulations and fluency in multiple languages ensure you are in safe hands throughout the entire process.
